答案REPORT ON WITHDRAWAL OF TENANTS The purpose of this report is to look into the masons for the high rate of withdrawal from our office building in last year and to recommend solutions to this problem. Following your e-mail instruction of June 15th, we gave telephone inquiries, interviews and questionnaires to all our 120 existing tenant companies. REASONS There are two major reasons why our tenant companies quitted or intended to quit renting our office building. One is our price is not competitive. Monthly rent rates of our neighbouring office buildings like Galaxy and Pacific are 10% or 15% lower than ours. Another reason is our central air-conditioner is outdated. It hag been put to use since 1990 and can only be used for cooling in summer but not for warming in winter while in most of the office buildings in this area they have central-air conditioners for dual purposes. SOLUTIONS To retain our tenants, we should first adjust our rent rates in line with the market level. Most importantly, we should upgrade our central air-conditioner as soon as possible. POSSIBLE RESULTS Our office building is well-located, with convenient traffic and a large parking lot. If we lower our rent rates a bit and update our facilities, most of the tenants said they would prefer staying with us. (215 words)
